## 2. Tech Stack Requirements (Next.js Ecosystem)
* **Framework:** Next.js (App Router) with TypeScript.
* **Styling:** Tailwind CSS (Modern, Clean, Corporate Look).
* **Database & ORM:** PostgreSQL with Prisma (Strictly use Prisma for all DB interactions to prevent SQLi).
